<p><strong>Home ownership is better than renting:</strong></p>
<p>By owning a home one invests into the property, so the money that you would normally use towards rent now goes into ownership. Once you know which home you want to buy, you should make an offer. Your real estate agent can assist you with the offer. Factors to consider are: The price should be in line with prices of similar homes in the area; the condition of the home (will it cost you a substantial amount of money to refurbish); has the home been on the market for some time now (the seller may be eager to accept a lower offer); make sure you can afford the offer. The closer your offer is to the asking price, the more likely your offer will be accepted. Offers often get rejected. The real estate agent will negotiate on your behalf.</p>
<p><strong>When families enter into a contract to buy or sell a house, two things are true:</strong></p>
<ul>
<li>The buyer wants to own the home.</li>
<li>The seller wants to sell the home.</li>
</ul>
<p>In order for both these things to take place, the transaction must be completed. That is not an easy task in the current market.  The National Association of Realtors (NAR) released their Existing Homes Sales Report yesterday. In the report, NAR announced that one out of every three contracts to purchase a home in October never made it to a closing table.  How does that ratio stack up against previous numbers? Cancellations have more than quadrupled in the last 14 months!  According to NAR, cancellations are caused by: “declined mortgage applications, failures in loan underwriting from appraised values coming in below the negotiated price, or other problems including home inspections and employment losses.”</p>
<p>Having someone who truly knows the market is crucial if you are planning to buy or sell a home. This expert should know what is happening in real estate, understand why it is happening and be able to simply and effectively explain each point to you and your family.  There can be consequences if you don’t have a true industry professional on your side.</p>
<p>No one can guarantee you won’t face challenges. However, the best agents and mortgage professionals know how to manage the expectations of all the parties involved thus dramatically increasing the chances your deal will close and you and your family will be able to move on with your lives.</p>

You can claim a tax credit of up to $1,500 for upgrading the windows, exterior doors, and skylights in your primary residence during 2009 and 2010.</p>

<p>The credit is based on 30% of the cost of materials, so a $5,000 purchase would max it out. But a tax credit alone isn’t reason enough to start calling contractors. Do a little homework first. The true value of replacing aging windows, doors, and skylights isn’t always an open-and-shut case.</p>
<h3>Follow the 15-year rule for windows</h3>
<p>A good rule of thumb for window replacement: Don’t bother if they’re less than 15 years old, says Jim Rooney, a home inspector in Annapolis, Md. The savings on your energy bills likely will be negligible since window technology hasn’t changed that radically and the integrity of your windows should still be intact. Shoddy installation or poor manufacturing may call for exceptions to the 15-year rule. Windows that are 20, 30, or more years old are prime candidates for replacement.</p>

<h3>Taking advantage of the tax credit</h3>
<p>A credit is especially valuable because it directly reduces the amount of tax owed, as opposed to a deduction, which lowers the amount of taxable income. To be eligible for the full credit you must owe more in federal taxes than you’re trying to claim. Use IRS Form 5695 to take advantage of the credit, which is cumulative for 2009 and 2010 only. You can’t claim $1,500 for each tax year, but you can spread the $1,500 over the two-year period.</p>
<p>Uncle Sam may want proof that your new windows, doors, and skylights meet energy-efficiency standards, so be sure to save receipts, product stickers, and certification statements. The latter can often be found on packaging or manufacturers’ web sites. As for receipts, ask contractors to itemize expenses. Installation costs aren’t eligible for the credit; only materials are.</p>

<p>Buying a brand new a shiny, un-lived in home has a certain amount of appeal. There is no previous homeowner who has affected the home or who has emotional ties to the home that will factor into the negotiation process. New homes are usually built with floor plans that reflect the latest, most popular design trends.</p>
<p>In many ways, buying new construction is an entirely different animal than buying an existing home. While you still need to determine your budget, decide which home features are must-have and secure financing; the process of buying new construction involves a number of different steps.</p>
<p><span style="font-size: small;"><span style="text-decoration: underline;"><span style="color: #0000ff;">Representation</span></span></span></p>
<p>Always have independent agent representation when considering new construction. The builder will have sales agents of their own, but they are paid to represent the builder&#8217;s interests, not yours. Many will use pressure tactics to encourage you to sign the contract.</p>
<p>A buyer&#8217;s agent will act as your fiduciary and provide unbiased information on the pros and cons of any potential transaction. If you find developments that you are interested in learning more about, channel everything through your own independent representation. Protecting your own welfare is paramount.</p>

<p><span style="color: #0000ff;"><span style="font-size: small;"><span style="text-decoration: underline;">Learn About the Development(s)</span></span></span></p>
<p>Buying a home in a planned development necessitates careful research of the development and neighborhood itself &#8211; more effort than you might otherwise put into learning about an existing neighborhood surrounding a resale.</p>
<p>*     Drive around the neighborhood to get the lay of the land. Are street grids easy to learn, or confusing. What community amenities are in the development, and how conveniently are they located in relation to available homes?</p>
<p>*     Are homes built right on top of each other, or does each lot have breathing space between houses? Are houses laid out such that similar models are not side-by-side, or does each street have an overly &#8220;cookie-cutter&#8221; feel to it?</p>
<p>*     Inquire with the city or county planner&#8217;s office to learn about what is in store for the area around the development(s) you are interested in. Is that bucolic country neighborhood destined to besiegement from an array of shopping complexes and office parks? Is a seemingly too-distant neighborhood due to be linked by future mass-transit into core areas?</p>
<p>*     Research the bylaws and rules of the homeowners association, if one exits. Some subdivisions have HOA&#8217;s with strict rules and regulations restricting things such as exterior paint colors, outdoor sheds, landscaping and vegetable gardens. Violating these guidelines can result in expensive penalties, while living by them may be too stifling for some.</p>
<p><span style="text-decoration: underline;"><span style="color: #0000ff;"><span style="font-size: small;">Research the Builder(s)</span></span></span></p>
<p>Accurately and fairly reviewing a builder&#8217;s history is a crucial step if you&#8217;re considering the purchase of a newly built home. Don&#8217;t rely on information provided by representatives of the builder or subdivision, as it will be their goal to represent the builder in the best possible light.</p>
<p>Go to the courthouse to see if any liens or lawsuits have been filed against the builder, and verify how they were resolved. Check with the Better Business Bureau for any serious complaints against the builder registered by past homeowners or subcontractors. If at all possible, contact homeowners currently living in homes previously constructed by the same builder to see how they feel about the quality of craftsmanship after having actually lived in the home. Experienced real estate agents should also have a good understanding of which builders have a good reputation locally, and which do not.</p>
<p><span style="color: #0000ff;"><span style="font-size: small;"><span style="text-decoration: underline;"> Be Cautious with Upgrades and Extras</span></span></span> </p>
<p>Upgrades to the home itself are features (such as hardwood flooring or high end appliances) that you pay extra for to improve the home based on your tastes. Builders can make a lot of money on upgrades, because they get the parts and labor at favorable rates and generally tack on a large markup.</p>
<p>Make sure you know the base feature list of the model you are purchasing by heart. When the builder offers upgrades, make sure you understand exactly what is being offered by asking questions and taking notes.</p>
<p>Do your own research to compare the cost of the feature plus installation as offered by the builder with what it would cost to have the work done independently after move in. If the builder&#8217;s version is far and away more expensive, bidding the work out to independent contractors after you move in is probably the smart move. If the costs are similar, however, it may be less stress to have the work completed by the builder in advance.</p>

<p>Many people who purchase new construction fall into the trap of thinking that because the home is newly built, the important step of getting a detailed home inspection is unnecessary. Simply put, new construction does not guarantee sound construction, and skipping a professional inspection can leave you open to future problems that might crop op as a result of building flaws or cut corners. Even homes built by the most scrupulous contractors can have defects that are not obvious to the untrained eye.</p>
<p>Many builders will proved an all-inclusive home warranty as a part of the purchase agreement. This should not dissuade you from getting an impartial inspection: most warranties have a limited lifespan, and many original issues with home construction may not become apparent until many years later.</p>

A typical condo complex may look like an apartment building, but each unit is owned, not rented. Lofts typically do not have interior walls, have more open space and higher ceilings than other homes, and require minimal maintenance. <p>Ask a room full of people to define affordable housing and chances are you&#8217;ll get as many different answers as there are people in the room. For many, this concept carries with it the idea of Section 8 housing, which is a part of affordable housing, but certainly not the only meaning. The term &#8220;affordability&#8221; is defined by the U.S. Department of Housing and Urban Development as simply the ability for a household to expense no more than 30 percent of its annual income on housing.</p>
<p><img class="aligncenter" src="http://www.joannestaler.com/asp/homes/3932/884053_10584821.jpg" alt="Nashville TN home for sale" width="350" height="262" /></p>
<p>For some households, 30 percent of annual income could mean Section 8 housing. But for many, especially those in the first-time buyer and workforce housing market, affordable housing means something totally different.</p>
<p>It means being able to find clean, safe housing within a reasonable distance of their job that is priced no higher than the area&#8217;s median housing price.</p>
<p>The Greater Nashville Association of Realtors just launched a new website that hopefully will help those buyers and Realtors locate housing options and home-buying assistance. Late last year, GNAR was chosen by the National Association of Realtors to be a pilot market for a new affordable housing website. The site, <a href="http://www.greaternashvillehomeprograms.com">http://www.greaternashvillehomeprograms.com</a>,  provides centralized information on programs available in the <a title="Nashville TN real estate" href="http://www.joannestaler.com/local-info.asp">Greater Nashville area</a>. Potential buyers can visit the site to find information on programs and packages from government and private nonprofit agencies, as well as answers to consumer issues like credit and lending.</p>
