June 8th, 2009 jstaler Posted in Buyers information, Community Growth & Development, Renters, Sellers information Comments Off

Franklin Tennessee, located in Williamson County, was named by BusinessWeek as one of the Best Small Cities to start a company.  According to BusinessWeek the qualities they were looking for in compiling the list included affordability, availability of a talented labor pool, existence of a thriving business community, and quality of life.

During the selection process entrepreneurs in each city were asked about doing business there.  Sam Lynch, founder and CEO of BioMimetic Therapeutic said, “It’s a very vibrant, growing community with a good education system and with people who are very attuned to the importance of quality of life, family time, and balancing that with careers and business.  Once you identified a top candidate and bring them here, any negative perception that they may have had about coming to a small town in Tennessee is really overcome once they’re here and they see the community and they get the feel for the quality of life.”

Budget Friendly Updates to help Sell Your Nashville TN Home

May 8th, 2009 jstaler Posted in Green Home, Sellers information, Tennessee Homeowner Tips & Trends Comments Off

Spring is the ideal time to sell your Nashville TN home!  The weather is comfortable for home buyers and curb appeal is at its prime.  Check out the following article to help get your Nashville TN home ready to sell without spending big bucks.

Budget Home Updates

Need to spruce up your house before you sell? These low-cost upgrades will boost your market value without breaking the bank.

By Kara Wahlgren, FrontDoor.com

Most homeowners have a room or two they’d like to overhaul, and when you’re looking to sell, those must-do projects seem even more important. But while a major renovation might boost your home’s value, does anyone really have the bottomless bank account to fund those big projects? The average home staging budget is only 1 percent to 3 percent of your home’s value — hardly enough to finance those handmade hickory cabinets for your kitchen or marble mantle for your fireplace.

“If you’re getting ready to sell in the next few months, major renovations are probably not going to pay off,” says staging expert Lori Matzke. According to a report from Remodeling magazine, even a swanky $50,000 kitchen remodel will only earn back about 80 percent of its cost when you sell. A smarter bet? Stick to inexpensive upgrades that can make a huge difference in your home’s saleability. These simple projects will get you the most bang for your buck.

Fix what’s broken.
Got a broken heater? A cracked ceiling? A torn screen door? Put your money into these overdue repairs before you start worrying about cosmetic improvements. “A rule of thumb is, if it’s there and in disrepair, you need to fix it,” Matzke says. “Buyers are looking for a house that’s in working condition.” If they see a leaky faucet, they’ll wonder what else needs to be fixed. A few minor repairs can eliminate those red flags.

Create curb appeal.
First impressions are critical, especially in a competitive market. If half the homes in your neighborhood are boasting for-sale signs, curb appeal can give your property the edge — so put a fresh coat of paint on your siding, re-stain your deck or power-wash your patio, and trim back any overgrown shrubs. And don’t overlook your front door, which can be a make-or-break detail for would-be buyers. “It’s the first thing people see when they pull up, so do they want to come in or not?” Matzke says. If your entryway is lackluster, consider investing in a mahogany door or a decorative-glass style.

Click here to see inspiring low water gardens.

Lighten up.
It only takes a few dollars to make your home feel infinitely more warm and welcoming. If you’ve got clutter, box it up and put it in storage. Replace your mood lighting with the max allowable wattage for your fixtures. Tear down faded or dated wallpaper, and grab a few gallons of paint to cover up blemishes or soften a bold color palette. (So long, mauve living room!) “Neutral, neutral, neutral,” Matzke advises. “It sounds really boring, but most people are looking for a house they can move into right now.”

Modernize for less.
Kitchens and baths are big-ticket items, but there’s no need to plunk down thousands of dollars on a total overhaul. In these rooms, even minor upgrades — such as new faucets or fresh lighting fixtures — can reap major rewards, and a little elbow grease can go a long way. “Ripping out and replacing kitchen cabinets is great, but unless they’re really horrid, it’s probably better just to enamel them,” Matzke says. You can also find bargains on newer appliances and plumbing hardware at sites like eBay or Craigslist. In the bathroom, replacing a tired vanity with a pedestal sink can instantly renew the decor and create more space, and outdated vinyl flooring can be replaced with inexpensive ceramic tile. Many big-box home stores offer options for around a dollar per square foot, so tiling a small room won’t strain your wallet.

Finish it off.
A basement remodel can rack up hefty labor costs, but if you’re handy, it can be a profitable DIY project. Installing carpet and sheet rock in an unfinished basement instantly adds a few hundred square feet of living space; it’s like putting an addition on your home for a fraction of the cost. “A basement finish, if it’s done properly, is one of the best investments,” says Leslie Sellers, president-elect of the Appraisal Institute. “The most expensive items — the foundation and walls — are already taken care of.”

Go green.
Eco-friendly extras might seem like frivolous expenses, but according to the National Association of Realtors, nearly half of all homebuyers said energy efficiency was “very important” when considering a purchase. Don’t worry, that doesn’t mean you need to retrofit your home with solar panels or install bamboo floors in every room — but you may want to fix that drafty window or replace your stone-age dishwasher with an EnergyStar model. “These items will cut your energy bills down, make the house more comfortable while you’re living there, and add to the marketability of the home when you sell it,” Sellers says.

Spring Staging Tips That Could Sell Your Nashville TN Home

March 24th, 2009 jstaler Posted in Sellers information 1 Comment »

Spring is a great time to sell your Nashville TN home.  The weather is comfortable for home buyers to tour listings, the foliage is in bloom making your home’s curb appeal optimum, and house prices unexpectedly advanced in January according to a report from the Federal Housing and Finance Administration.

I came across an article on FrontDoor.com titled Staging Tips for Spring that outlined some ideas to brighten up your home and attract buyers that I thought you would find interesting.  Please see the article below along with some home staging tips I’ve added as well.

Whip your yard into shape. When you’re selling in the spring, you need to get your yard in shape as quickly as possible. Clear winter yard debris, and get frost-resistant plants that won’t be affected if a late cold spell hits.

Do some spring cleaning. It’s natural to want to spruce up your space in the spring, so scrub away! A sparkling home will impress Nashville buyers and make your home seem even more appealing.

Organize your Closets. Box up your winter wardrobe. Bulky winter clothes take up lots of space, so move them out as you de-clutter your closets. You’ll impress buyers with all that space.

Spruce up the entryway. If your welcome mat is covered with winter dirt, pick up a new one. Wipe down your front door and sweep away cobwebs from light fixtures.  Being greeted with a clean, pretty doorway will help set the tone for the entire showing.

Bring spring aromas indoors. Spring is not only a colorful season in Nashville, but a fragrant one, too. Bring the aroma indoors. Scents have a profound effect on mood, so infusing scent into your decor with fresh flowers or plants not only improves your home visually but aromatically as well and can change the overall feeling of a space.

Bring out the bright colors. Tuck away the heavy, winter flannel comforter and pull out crisp linens and coverlets for color. Bring in the spring with floral-designed spreads or colorful solids. Don’t forget accent pillows for added style and comfort.

Highlight your outdoor living spaces. Clean or paint your decking, and make any necessary outdoor repairs. No deck? Arrange chairs or outdoor furniture in your yard to create the illusion of an outdoor room – see picture above for an idea.

If you currently have your TN home for sale or are thinking of selling your home it better be well coifed and in sparkling condition or other offerings will outshine it in the competitive Nashville real estate market.  You may even consider hiring a professional home stager to make certain your home appeals to a  wide range of buyers.  If you list your Middle TN home for sale with me, I’ll provide the services of a Professional Home Stager Click here to see a professional home stager in action.

Selling your home is one of the most important decisions you will make in your life. How much is it REALLY worth? How long will it take to sell? How do you handle buyers making undesirable offers? Get the Straight Facts About What Can Make or Break the Sale of Your Home.

Top 10 Home Updates That Pay You Back in the Nashville TN Real Estate Market

March 3rd, 2009 jstaler Posted in Sellers information Comments Off

While the Middle TN area was not hit as hard as some, 2008 was still tough on Nashville home sellers.  While industry experts project the residential real estate market should start rebounding appreciably in 2010, there is still a price war out there in the Nashville real estate market. If you currently have your TN home for sale or are thinking of selling your home it better be well coifed and in sparkling condition or other offerings will outshine it. However, remodeling decisions are particularly tough to make, especially if you’re remodeling to get your home sold. If you don’t update, your home may not attract buyers. If you do update, you may not be able to recoup what you spend.

I came across an article on FrontDoor.com titled Top 10 Home Updates That Pay You Back that I thought nicely addressed the aforementioned dilemma.  I’ve paraphrased the article below and added some additional information as well.

Top 10 Home Updates

These projects will bring the biggest return on investment if you sell your home

By Dona DeZube, FrontDoor.com

The secret to successful remodeling is to keep up with the Jones’ — but never surpass them. Whether you want to make more money than you spend, or just recoup your remodeling expenses if you sell your Nashville, Brentwood or Franklin, TN home know what’s standard in the neighborhood.

Does everyone have laminate kitchen countertops? Splurge on granite and you’ll be the envy of your friends, but you won’t get your money back at resale. Is your home in a high-end neighborhood? Laminate countertops will save you money, but if you have to sell, high-end buyers will discount their offer because your kitchen isn’t what they expect or simply not buy your home at all.

Before you pick up a hammer, allow me to walk through your home with you and I will advise you on what we need to do to maximize its selling price.  This is part of my job as a local real estate expert!  I will advise you for free and with no obligation.

“The homes that sell in a buyer’s market have four things in common: an in-demand location, the right price, a perfectly maintained exterior and updated kitchens and baths,” says Susan Huerta, a Realtor with Long & Foster Real Estate, Clarksville, Md.

To get the biggest bang for your remodeling buck, try one of these 10 projects, which have the highest payoffs, according to Remodeling Magazine’s 2009 Cost vs. Value Report (CVR):

  1. Spruce up or replace your siding.
  2. Add a deck.
  3. Tweak your kitchen.
  4. Repair or replace windows.
  5. Overhaul your kitchen.
  6. Strip the bathroom.
  7. Find cash in the attic.
  8. Earn bucks from the basement.
  9. Add space to add value.
  10. Add low-cost landscaping.
