<p><img id="il_fi" class="alignright" style="margin: 3px;" src="http://www.savefewbucks.com/wp-content/uploads/2011/04/mortgage.jpg" alt="" width="280" height="244" />Nate Moch, of Zillow.com, was probably correct in assuming that “your mortgage payment is most likely your largest monthly expense.” However, there are ways you can decrease your monthly payment and pay off your loan faster.<strong> </strong>In order to provide you with an example of exactly what you could be saving, from this point forward let’s pretend you have a $200,000 loan with a 30-year fixed rate, at 6%. That means you end up with a $1,199 monthly principle and interest payment.</p>
<p>With that being said, just a few simple adjustments could end up saving you thousands of dollars in interest and significantly cut down the life of your loan. If this sounds as good to you as it did to me, then I encourage you to continue reading and check out the 7 ways you can save money on your mortgage.</p>
<p><strong>1. Make an Extra Payment Each Year</strong></p>
<p>If you have the means, the easiest way to save money on your mortgage is by making an extra mortgage payment each year. These extra payments are automatically applied on your principal, not interest. Not only does your remaining balance drop, but you will not have to pay interest each month on that principal for the remainder of the loan term.</p>
<p><strong>Savings:</strong> If you were to make one extra payment of $1,199 each year and apply it to your principle, you could save over $47,000 in interest and cut 5 years off the life of the loan.</p>
<p><strong>2. Create Bi-Weekly Payments</strong></p>
<p>Another way to pay off your loan early is by creating a bi-weekly payment plan. Put half of your monthly mortgage payment in a savings account every other Friday (or, on your pay day). Each month, pay your mortgage from the account. At the end of the year, you will have made 26 half payments, which is 13 full payments. This will leave with you an extra payment that you can put toward your principal. Most people manage the separate accounts themselves, but there are companies that you can hire to act as an escrow service and manage the payments for you.</p>
<p><strong>Savings:</strong> They would be the same as the extra payment.</p>
<p><strong>3. Cut your PMI</strong></p>
<p>Many people are forced to pay private mortgage insurance (PMI) because their down payment is less than 20 percent. If you are in this boat, you can petition your lender to cancel the insurance as soon as your mortgage balance falls below 80 percent of the home’s appraised value. This can happen if your home’s value has gone up or you have repaid some of the principle. This may require a new appraisal but could shave hundreds of dollars off your monthly payment.</p>
<p><strong>Savings: </strong>If you only put down 5 percent and had a PMI rate of .78 percent, you could save $130 per month.</p>
<p><strong>4. Fight Your Property Assessment </strong></p>
<p>Property taxes can be thousands of dollars a year. If you think the value of your home has decreased in the last year and it was not properly accounted for in your tax assessment, you can petition your assessor and fight your assessment. Lowering your tax assessment will lower your yearly taxes.</p>
<p><strong>Savings:</strong> Depends on your local tax rate and home adjustment, but could be hundreds of dollars a year.</p>
<p><strong>5. Recast Your Mortgage </strong></p>
<p>Some lenders are willing to recast (reset) your monthly payment when you make large payments toward the principle of your mortgage. Usually when you put money toward your balance, your monthly payment stays the same but the term of your loan shortens. When the loan is recast, your monthly principle and interest is recalculated so you end up with a lower monthly payment over the existing term of the loan.</p>
<p><strong>Savings: </strong>$120 per month. Putting $20,000 into the loan would reset the payment to $1,079, saving you $120 per month.</p>
<p><strong>6. Loan Modification</strong></p>
<p>If you are late on your payments and are going through a financial hardship, you may be eligible to modify terms of your loan to make it more affordable. The goal of these programs is to allow borrowers to stay in their homes and continue making their monthly payments. Not everyone qualifies for these types of programs, but if you do, they can save you a lot of money. To find out if you qualify, contact the servicer of your mortgage or visit the Making Home Affordable eligibility site.</p>
<p><strong>Savings: </strong>Varies. It can reduce your interest rate to as low as 2%, extend your term to 40 years, or reduce your principle.</p>
<p><strong>7. Refinance Your Mortgage</strong></p>
<p>The most common way to save money is by refinancing your mortgage to a lower interest rate. Reducing your rate can lower your monthly payment and help you save on interest payments. However, there are costs associated with refinancing so you want to be sure you are going to save enough to cover the refinancing fees. With rates at historic lows, if you can refinance, and you haven’t already, you should.</p>
<p><strong>Savings:</strong> $126 per month. By lowering your interest rate to 5 percent, you would have a payment of $1,073 which would save you $126 per month. If the refinance costs $5,000, you would recoup the fees after 40 months.</p>

<p class="clearfix">After signing a $780 billion-plus stimulus package, President Obama revealed the details of a sweeping $75 billion foreclosure-fighting initiative. Grander in scale than many observers expected, Obama expects his Homeowner Affordability and Stability Plan to save as many as 9 million homes from <a href="http://www.frontdoor.com/foreclosures/">foreclosure</a> by helping homeowners restructure or refinance their mortgages. On the other hand, the Plan will not, in Obama&#8217;s words, &#8220;help speculators who took risky bets on a rising market&#8221; or &#8220;reward folks who bought homes they knew from the beginning they would never be able to afford.&#8221;</p>
<p class="clearfix">The Homeowner Affordability and Stability Plan, set to take effect on March 4, aims to staunch the flood of foreclosures and stabilize falling home values through three key components:</p>

<ol>
<li><strong>Affordability through Refinancing.</strong> Under Obama&#8217;s Plan, 4 to 5 million homeowners will have access to low-cost refinancing into a mortgage at today&#8217;s low interest rates &#8212; even if their homes are worth slightly less than is currently owed on them. The reduction in rate will reduce the mortgage payment, increasing month-to-month affordability for these families, most of whom cannot currently refinance their homes due to negative equity.</li>
<li><strong>Stability through Mortgage Modifications.</strong> This, the most striking element of the Plan, reflects a clear departure from earlier governmental policy and industry standard practices in the realm of mortgage modifications. Under the Obama initiative, lenders will be paid a monetary incentive to restructure homeowners&#8217; mortgages within the Plan&#8217;s guidelines. To earn the incentive, lenders must reduce monthly payments to at most 38 percent of the homeowners&#8217; income, and can earn increasing incentives for decreasing the payment further.Unlike former government and industry plans, the initiative rewards lenders for modifying the loans of homeowners who are not yet behind on their monthly payments, and rewards homeowners who stay current on their mortgage payments post-modification. Additionally, the Treasury Department will implement a single set of standards for loan modifications conducted under the Plan, and every bank that receives bailout monies will be required to adopt similar standards.</li>
<li><strong>Keeping Interest Rates Low.</strong> This element of the initiative charges Fannie Mae and Freddie Mac with buying more mortgages, and funds that expansion. The goal? To keep mortgage money flowing through this credit-crunched marketplace, making it easier to buy and refinance homes.</li>

<p class="article_template_text">Homeowners wondering whether this Plan will go through as many versions or take as long to get through Congress as the stimulus package did can relax &#8212; most elements of the Homeowner Affordability and Stability Plan will be implemented under the President&#8217;s Executive Powers on March 4th, and are already funded through other recent economic rescue legislation. The one big exception is the &#8220;cramdown&#8221; power Obama would like to include in the Plan, which would authorize bankruptcy courts to modify <a href="http://www.frontdoor.com/home_finance/">home mortgages</a> by reducing the principal amount owed on the loan. Capitol Hill politicos are already gearing up for the battle over whether that provision will become law.</p>
<p class="article_template_text"><strong>Who benefits from this plan?</strong> Only homeowners who occupy their homes can take advantage of this initiative, not investors who don&#8217;t live in the properties at issue. The mortgage modification element of the Plan applies only to <a title="TN mortgage information" href="http://blog.joannestaler.com/2007/12/12/mortgage-changes-fannie-mae-adds-more-fees-on-loans-brought-to-you-by-charlie-thompson-lender-with-realty-mortgage-in-nashville-tennessee/">Fannie Mae</a> and Freddie Mac-insured loans &#8212; this does not include the vast majority of subprime mortgages, which comprise a vast portion of the foreclosure-prone mortgages at present. However, the requirement that all bailed-out banks adopt clear Treasury Department loan modification standards may provide a hidden, but massive, benefit to homeowners with subprime mortgages, who have by and large been unable to figure out how to successfully work with their lenders to modify their loans.</p>

At 5.47 percent the 30-year FRM is at its lowest point for all of 2008!</span></p>
<p><span style="font-size: small; color: #1f497d; font-family: Calibri;">One-year Treasury-indexed ARMs averaged 5.09 percent last week, down from the previous month when it averaged 5.18 percent. </span></p>
<p><span style="font-size: small; color: #1f497d; font-family: Calibri;">“After Federal Reserve actions to increase liquidity in the <a title="Nashville TN mortgage information" href="http://blog.joannestaler.com/category/mortgage-information/" target="_blank">mortgage</a> market, interest rates for fixed-rate mortgages (FRMs) took a dive,” said Frank Nothaft, Freddie Mac vice president and chief economist. </span><strong><span style="font-size: 10pt; color: #000000; font-family: &quot;Georgia&quot;,&quot;serif&quot;;">“This week’s decline was the largest since the week of November 27th, 1981, and 30-year FRM rates are now almost a full percentage point lower since the last week in October.”</span></strong></p>

As of last month FHA has changed its up front and monthly mortgage insurance premiums. The new upfront premium is 1.75% and the new monthly premium is .55%. Prior to these changes both the monthly and the upfront were credit score driven. </span></p>
