Growth in the Gulch, ICON & Velocity Condominiums Bring In Residences, Retail to Downtown Nashville

North of the 12th Avenue South and Division Street intersection is what Nashvillians call the Gulch and what might soon be the preeminent urban core neighborhood.  There are already swanky nightspots as well as funky and fancy eateries up and running to offer entertainment.  Now with developments like the ICON & Velocity bringing in additional residences and retail it’s only a matter of time before empty warehouses give way to upscale living and bustling streets. 

By 2008 the ICON is scheduled to be a striking collection of 400 plus residences and 25,000 square feet of street-level retail space.  Units range from $170,000 to more than $1 million and will have a long list of amenities such as common area pool plaza, access to a contemporary clubhouse-style space and a state of the art fitness center.

2009 will deliver Velocity with an additional 220 condos and 35,000 square feet of retail space to the Gulch.  With units in the $150,000 plus / minus range up to about $300,000 this development is a moderately priced product still planning a nice list of amenities including a common space sky lounge with outdoor cabanas and controlled access parking garage.
