Franklin TN Named One of the Best Places to Start a Company

Franklin Tennessee, located in Williamson County, was named by BusinessWeek as one of the Best Small Cities to start a company.  According to BusinessWeek the qualities they were looking for in compiling the list included affordability, availability of a talented labor pool, existence of a thriving business community, and quality of life.

During the selection process entrepreneurs in each city were asked about doing business there.  Sam Lynch, founder and CEO of BioMimetic Therapeutic said, “It’s a very vibrant, growing community with a good education system and with people who are very attuned to the importance of quality of life, family time, and balancing that with careers and business.  Once you identified a top candidate and bring them here, any negative perception that they may have had about coming to a small town in Tennessee is really overcome once they’re here and they see the community and they get the feel for the quality of life.”

Budget Friendly Updates to help Sell Your Nashville TN Home

Spring is the ideal time to sell your Nashville TN home!  The weather is comfortable for home buyers and curb appeal is at its prime.  Check out the following article to help get your Nashville TN home ready to sell without spending big bucks.

Budget Home Updates

Need to spruce up your house before you sell? These low-cost upgrades will boost your market value without breaking the bank.

By Kara Wahlgren, FrontDoor.com

Most homeowners have a room or two they’d like to overhaul, and when you’re looking to sell, those must-do projects seem even more important. But while a major renovation might boost your home’s value, does anyone really have the bottomless bank account to fund those big projects? The average home staging budget is only 1 percent to 3 percent of your home’s value — hardly enough to finance those handmade hickory cabinets for your kitchen or marble mantle for your fireplace.

“If you’re getting ready to sell in the next few months, major renovations are probably not going to pay off,” says staging expert Lori Matzke. According to a report from Remodeling magazine, even a swanky $50,000 kitchen remodel will only earn back about 80 percent of its cost when you sell. A smarter bet? Stick to inexpensive upgrades that can make a huge difference in your home’s saleability. These simple projects will get you the most bang for your buck.

Fix what’s broken.
Got a broken heater? A cracked ceiling? A torn screen door? Put your money into these overdue repairs before you start worrying about cosmetic improvements. “A rule of thumb is, if it’s there and in disrepair, you need to fix it,” Matzke says. “Buyers are looking for a house that’s in working condition.” If they see a leaky faucet, they’ll wonder what else needs to be fixed. A few minor repairs can eliminate those red flags.

Create curb appeal.
First impressions are critical, especially in a competitive market. If half the homes in your neighborhood are boasting for-sale signs, curb appeal can give your property the edge — so put a fresh coat of paint on your siding, re-stain your deck or power-wash your patio, and trim back any overgrown shrubs. And don’t overlook your front door, which can be a make-or-break detail for would-be buyers. “It’s the first thing people see when they pull up, so do they want to come in or not?” Matzke says. If your entryway is lackluster, consider investing in a mahogany door or a decorative-glass style.

Click here to see inspiring low water gardens.

Lighten up.
It only takes a few dollars to make your home feel infinitely more warm and welcoming. If you’ve got clutter, box it up and put it in storage. Replace your mood lighting with the max allowable wattage for your fixtures. Tear down faded or dated wallpaper, and grab a few gallons of paint to cover up blemishes or soften a bold color palette. (So long, mauve living room!) “Neutral, neutral, neutral,” Matzke advises. “It sounds really boring, but most people are looking for a house they can move into right now.”

Modernize for less.
Kitchens and baths are big-ticket items, but there’s no need to plunk down thousands of dollars on a total overhaul. In these rooms, even minor upgrades — such as new faucets or fresh lighting fixtures — can reap major rewards, and a little elbow grease can go a long way. “Ripping out and replacing kitchen cabinets is great, but unless they’re really horrid, it’s probably better just to enamel them,” Matzke says. You can also find bargains on newer appliances and plumbing hardware at sites like eBay or Craigslist. In the bathroom, replacing a tired vanity with a pedestal sink can instantly renew the decor and create more space, and outdated vinyl flooring can be replaced with inexpensive ceramic tile. Many big-box home stores offer options for around a dollar per square foot, so tiling a small room won’t strain your wallet.

Finish it off.
A basement remodel can rack up hefty labor costs, but if you’re handy, it can be a profitable DIY project. Installing carpet and sheet rock in an unfinished basement instantly adds a few hundred square feet of living space; it’s like putting an addition on your home for a fraction of the cost. “A basement finish, if it’s done properly, is one of the best investments,” says Leslie Sellers, president-elect of the Appraisal Institute. “The most expensive items — the foundation and walls — are already taken care of.”

Go green.
Eco-friendly extras might seem like frivolous expenses, but according to the National Association of Realtors, nearly half of all homebuyers said energy efficiency was “very important” when considering a purchase. Don’t worry, that doesn’t mean you need to retrofit your home with solar panels or install bamboo floors in every room — but you may want to fix that drafty window or replace your stone-age dishwasher with an EnergyStar model. “These items will cut your energy bills down, make the house more comfortable while you’re living there, and add to the marketability of the home when you sell it,” Sellers says.

Lose Your High Maintenance Nashville TN Lawn! Inspiring Low Water Gardens

It gets hot during Middle TN summers!  Lose your Nashville TN home’s high maintenance lawn and instead go with an earth friendly water conserving garden.  Imagine being lawn free this summer……See how some homeowners are ditching their grass for low water landscapes and still maintaining “green” beautiful curb appeal.

Lose the Lawn: Inspiring Gardens

by Sunset

Front-yard meadow

Two great ideas from this garden;

Grassy screen: grass screens the sitting area from the street and “Character” plants.

Easy-care front yard

Flagstone paths curve through a low-water front yard. A low berm of soil on either side of the walk adds interest, and weed cloth topped with permeable pea gravel allows excess water to soak into the earth rather than run off into the street.

Low Water Curb Appeal

Add mostly low-water plants that give the yard all-season appeal.

Instead of expanding their 1,250-square-foot home Gabe Gelbart and landscape designer Paul Rhoadzhagen decided to keep the house compact and let the garden shine, providing plenty of outdoor living nooks, colorful plantings that require little water, and lessons on incorporating environmentally sound materials and practices into the landscape.

Do’s and Dont’s of Nashville Homebuying

Bargains are everywhere possibly making this the best time ever to buy a home in Middle TN!  Don’t miss out on a great deal…. be prepared by knowing the do’s and dont’s of homebuying.

Your home is probably the biggest purchase your family will ever make, and it involves many decisions that go beyond simply choosing one you like.  The following article has some great information to make sure you get the best deal when buying your Nashville TN home.
Homebuying Dos and Don’ts
Take in these 8 tips for house hunting success

By FrontDoor.com

1. Do research the neighborhood.

Look at the house, but also look at the neighborhood. Location is the most important thing, so it’s critical to look at more than bricks and mortar.

How can you choose the right community? Become a neighborhood detective. Figure out what you’re looking for, do research and find a neighborhood that fits your description.

Find your perfect Nashville Neighborhood

2. Do look at several houses before you buy.

Buying the first house you look at it is kind of like marrying the first person you go on a date with — not necessarily a good idea. If you buy a home without comparing it to other listings in the area, you’re likely to overpay or miss out on a great nearby home. Walk through at least three homes before you choose. If you still love the first one you saw, make an offer!

Find out what a home sold for here.

3. Do invest in a professional inspection.

Sellers don’t always disclose the whole truth to potential buyers, or they might have done a band-aid job to cover up issues until the deal closes. The average home buyer takes 15 minutes or less to choose a home, but many potential problems, like plumbing and wiring trouble, might not be visible to the naked eye.

Home inspectors can look beyond the fresh coat of paint to find costly underlying problems. Splurge on an experience professional — it will save you time, money and house-induced heartache later on.

Read more about the TN Home Inspection process here.

4. Do buy based on needs, not wants.

The average American lives in the same home for about 9 years, so it’s crucial that you think about your long-term needs when buying a home. A 2-bedroom house with a gourmet kitchen may dazzle you today, but will you still be enamored down the road when your family starts to grow? Make a list of your needs and stick to it to avoid buyer’s remorse down the road.

Click here to find your perfect Nashville TN home.

5. Don’t overbid at real estate auctions

While it’s possible to get a deal on your dream home at the auction house, buying a home at auction isn’t always a bargain. The starting price may seem reasonable, but several bidders can force the price well over market value.

Avoid overbidding by doing research. Are any outstanding property taxes or liens that you’d have to pay for upon purchase? What are comparable homes in the area selling for? Is the neighborhood on the way up or on the way out? On auction day, set a strict budget and don’t let emotions take hold of your paddle in a bidding war.

A day at a real estate auction

6. Don’t buy a house or dismiss a house because of its decor.

A home might have gorgeous furnishings at the showing, but it needs to accommodate your furnishings and lifestyle after the sellers pack up their sofa.  Or a home may be poorly furnished but the perfect spaces lie underneath.  Look past a home’s decor and make sure the space will accommodate your lifestyle and furnishings.

Are the spaces functional and efficient for your daily routine? You might love how a seller has transformed an extra bedroom into a crafting space, but will it be big enough for your twins’ bunk beds? Focus on the floor plan and the square footage to decide if a home is right for you.

What to consider at a showing

7. Don’t buy the most expensive house on the block.

Keep up with the Joneses, but don’t outdo them. You won’t get the same return on investment with the biggest house on the block, and you might have trouble selling later on.

Before you purchase a home, research the neighborhood. Is the house you’re considering overbuilt for the area? Are comparable homes selling in the area? You’ll be glad you gathered the information if you ever decide to sell.

A new government agency named the Federal Housing Finance Agency (FHFA) was recently formed to promote a stable and liquid mortgage market, affordable housing and community investment through safety and soundness oversight of Fannie Mae, Freddie Mac and the Federal Home Loan Banks.  A web site premiered October 27, 2008, as the portal to information about this new agency, which was formed by a legislative merger of the Office of Federal Housing Enterprise Oversight (OFHEO), the Federal Housing Finance Board (FHFB) and the U.S. Department of Housing and Urban Development (HUD) government-sponsored enterprise (GSE) mission team. FHFA regulates Fannie Mae, Freddie Mac and the 12 Federal Home Loan Banks. Click here to read more about the FHFA.
